Building in Nepal's gateway city

Birgunj, across the border from Raxaul, handles more of Nepal's trade than any other city, and its buildings show it: showrooms and shops with family homes above, warehouses and transport yards near the dry port and the Integrated Check Post, and factories along the Birgunj–Pathlaiya industrial corridor. We design for all of these, and for the family homes going up across Birgunj Metropolitan City's newer wards.

The typical Birgunj building is mixed-use: commercial frontage on the ground floor, one or two floors of family living above, and often rental units in between. Planned carelessly, the business and the household undermine each other. We plan:

• a separate family entrance, so the home has its own threshold and does not open through the shop;
• the cash counter and owner's seat in the south-west of the shop, facing north or east, with the cash locker opening toward the north;
• a structure sized for the loads a showroom or store really carries, which are higher than a house;
• the residential floors planned to Vastu in their own right — kitchen south-east, master bedroom south-west, puja room north-east.

Warehouses and commercial buildings

For godowns and commercial buildings, the practical needs come first: truck access and turning space, loading bays, clear spans, fire safety and ventilation. Vastu still helps arrange the site. Heavy stock and storage belong in the south and west; the office and main gate work well to the north or east; open yard space is best left to the north-east.

Heat, dust and drainage

Birgunj summers are hot and humid, and the main roads carry heavy truck traffic and dust. We keep west-facing glass to a minimum, put the solid mass of the building — stairs, stores, toilets — on the south and west sides where Vastu wants weight anyway, and draw air through from the north and east. On flat Terai land, monsoon water needs somewhere to go: plinth height, site drainage and damp-proofing are part of every design.

A safe structure on Terai soil

Parsa's alluvial ground can be soft and the water table high, so a soil test should come before the foundation design, especially for multi-storey and commercial buildings. Every building we design is engineered to the Nepal National Building Code, including NBC 105 for earthquake resistance, with a structural engineer on the project from the start.

Permits and costs

Birgunj Metropolitan City sets setbacks, height and ground coverage by road width and land use, and commercial buildings carry extra requirements such as parking and fire safety.
